II is now open and accepting investments with a minimum investment of $50,000.00. This is a finite life 5
year fund, with current capital of $3 + million.
Managed Mortgage Investment Fund, LP specializes in evaluating and investing in high yield private
mortgage lien notes (trust deeds). These notes are fully secured by income producing real estate, and are
used by the professional real estate investor for the acquisition, rehabilitation or equity cash out of
residential and commercial properties in Texas.
We provide our investors with the opportunity to invest in a diversified portfolio of high interest, short term
mortgage notes with an average interest rate of 15%. These loans are usually for duration of one year and
provide a monthly income with interest only payments. Our loans never exceed 65% of the current appraised
property value. We handle all details including loan servicing, with the investor receiving unit ownership in
the investment fund.
We are able to obtain these high yields because of unique advantages we offer to the professional real
estate investor. We are able to close most loans in 2 weeks or less whereas institutional lenders require 6
weeks or more to close and fund a commercial mortgage loan. Further our loans are asset based; the real
property itself is the basis of our lending decision. Hence, if the property is producing sufficient income to
pay our note and the value of the property will fully secure the note and provide sufficient equity, then the
borrower’s credit is not an issue. Instead of concentrating on minute detail of the borrowers credit history as
institutional lenders do, we concentrate our due diligence efforts on the real estate securing the loan. We
provide a borrower with the ability to borrow on underwriting criteria not available through institutional
lenders, hence our investors are able to receive much higher yields with no increased risk.
